Although open plan layouts have many advantages, in some cases rooms can lack individuality.

Limiting walls improves opportunities for eye contact and conversation between people standing in different rooms. It also makes those spaces look bigger and creates flexibility, expanding one space or the other as needed.

A show home from Jayman Built demonstrates the value of making these rooms feel separate while still being together.

The 1,668 square foot Sonata 20 is a three bedroom single family model currently on display in the community of Mahogany, Southeast Calgary.

While its kitchen and dining room are on the same level on the ground floor, the great room is six steps down. This hollow effect illuminates the space, enhancing its visual interest.

A forward-facing wall is covered in windows, filling the gathering space with sunlight. The glass balustrades on the stairs and separating the great room from the dining room help pull that light through the ground floor.

The great room also has an elongated fireplace surrounded by full-height tiles.

In the kitchen, the sink is under a large window that overlooks the backyard. Rather than including it in the island, this placement leaves the island open for other purposes, such as spreading out ingredients when preparing meals.

The kitchen is shown with stainless steel appliances, including a wall oven, French door refrigerator, and elegant chimney-style hood.

With cabinets on two walls and at the base of the island, in addition to a pantry, the cooking space is well equipped with storage possibilities. Consequently, the risks of congestion are limited.

The emphasis on natural light, as mentioned above, extends to both entrances, with large windows in the mudroom and lobby.

On the second level, the master bedroom bathroom is elegant and bright. Heads of families will appreciate its generously sized shower with full-height tiling and its free-standing bathtub, which sits under a large window. These elements complete a vanity with two sinks under a full-width mirror.

The sleeping space, measuring 12 feet five inches by 12 feet three inches, features an eye-catching tray-style ceiling design.

The children’s rooms are side by side and have windows that overlook the front yard. The larger of the two reaches nine feet by 11 feet three inches.

These bedrooms are conveniently placed directly across from a utility room with a stacked front load washer and dryer. This creates a quick path for storing clothes in children’s bedrooms.

Those with a large family or a tenant accustomed to offsetting mortgage payments will appreciate the optional finished basement demonstrated in this show home.

In addition to a bedroom and a bathroom, there is an open plan living room, dining room and kitchen area. The kitchen contains a sink, dishwasher, refrigerator, oven and microwave.

The show house is presented with a side entrance, which provides direct access to the stairs from outside the house. This is convenient for tenants who can access the basement without having to go through the main level.

People who enjoy spending time in the fresh air will be drawn to mahogany. The community is home to Calgary’s largest freshwater lake, in addition to other outdoor features, including 29 hectares of naturalized wetlands and two private beaches.
